like i mentioned HH could use a 3-of-4 FROST on the taproot keyspend where HH has 2 keys, and have 4 alternative script spends:

<hhPub> CHECKSIGVERIFY <refundTemplate> CHECKTEMPLATEVERIFY

<sellerPub+buyerPub> CHECKSIGVERIFY <t+2w> CLTV

<1> <sellerPub> <buyerPub> <2> CHECKMULTISIGVERIFY <t+2m> CLTV

so HH could settle one way or the other with a single sig, after 2 weeks the buyer and seller can cooperate to settle any dispute, after 2 months the buyer and seller can compete for he funds if they can’t agree.
